Construction Management Associate

Paid time-off GENERAL PURPOSE OF THE JOB:
The Construction Management Associate is responsible for assisting the Construction Manager in all aspects related to a construction project.
This will include, but not be limited to, General Contracting projects, larger-scale Contracting Patch and Repair Projects, TremCares, etc.
This will involve working closely with the Construction Manager, Project Superintendent, or WTI Technician assigned to the project to ensure the project is executed effectively, completed safely, and all contractual obligations are adhered to.
Additional duties will include participating in on-site meetings, developing the scope of work, reviewing proposals, specifications, and project schedules, assembling project submittals, obtaining building permits, and completing project closeout documents, as well as other duties as directed by the Construction Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Responsible for contributing to and validating proposals and specifications.
Conceptual Phase (specification development, establishment of milestone dates)
Program Planning Phase
Design Phase
Conduct Pre-Proposal Meetings
Proposal Phase
Construction Phase
Conduct Pre-Construction
Effective Close-out
Cost Estimates and Schedules
Use of ebuilder for all project documentation per policy manual.
Assist the Construction Manager in tracking project costs, budget variances, and profitability.
Accountable for Quality Assurance.
Ensure subcontractor has submitted the required documents.
Establish timelines and goals.
Manage key metrics and report on as required.
When needed, coordinate with Program Managers, Project Administrators, Project Estimators, Specification Writers, Sales Representatives, and RBM.
Assist in the review of submitted proposals and contractor interviews for specification and contractual compliance.
Review of line-item generated proposal documents.
Direct Project Superintendents as needed.

Specification Development Stage:
Collaborates with the Construction Manager and Sales Representative to define the project scope of work.
Completion of specification request and related documents.
Responsible for specification review as required by the Construction Manager.
Pre-Proposal Stage:
Conducts Pre-Proposal Meeting and distributes completed Pre-Proposal Meeting documentation to all applicable parties.
Assist the Construction Manager in reviewing proposals.
Prepare Proposal Documents as directed by the Construction Manager.
Pre-Construction Stage:
Publish Project Schedule.
Assists the Construction Manager in planning and coordinating the Pre-Construction Meeting.
Engages with the Project Superintendent to provide necessary project information.
Conducts Pre-Construction Meeting and and distribute completed Pre-Construction Meeting documentation to all applicable parties.
Obtain a Building Permit when required.
Construction Stage:
Review Daily Inspection Forms and ensures they are distributed to all applicable parties and uploaded into project files.
Visits job site as necessary or directed by Construction Manager.
Conduct weekly Progress Meetings, virtual or onsite, and distribute meeting minutes to all applicable parties.
Maintain Project Schedule and update on a weekly basis.
Perform site audits as appropriate.
Review subcontractor payment requests with the Construction Manager.
Assemble AIA billing applications for the Construction Manager's review and approval.
Assist Construction Manager, Project Superintendent, Subcontractor, Owner, or Sales Representative as needed.
Close Out Stage:
Assist the Construction Manager in coordinating the final inspection.
Ensure all required documents are uploaded into the project files.
Other Requirements:
Ability to travel out of town, which may include overnight travel
Must have transportation and a valid driver's license
Ability to work weekends and/or holidays if needed
Ability to pass a pre-employment drug test
Ability to read, write, and speak English
Open to relocation after completion of the programThe salary range for applicants in this position generally ranges between $54,549 and $68,000.

Qualifications:

OSHA 10- and 30-hour certification required. Knowledge of the 1926 OSHA Regulations. Working Knowledge on how to develop, implement, and audit a Daily Task Analysis for Employees and Subcontractors. Assist Regional Field Safety Managers with rolling out new safety initiatives and briefing employees as needed on new policies, or changes in existing policies, to keep current (e.g., Daily Task Planning, 100% audit compliance, safety training programs) Educate the workforce and regional leadership on understanding Tremco's safety cultural advancements, such as safety leadership and safety management systems. Assist in the coaching, mentoring and implementation of Tremco Health and Safety programs in the field, to ensure that all safety expectations are understood and met. Participate with and/or conduct Toolbox Talk Meetings with Regional team employees. Regularly review and be familiar with all applicable legislation and applicable standards, to ensure compliance. Effectively represent our Tremco safety culture with our subcontractors and help Tremco site leadership to ensure complete compliance of our subcontractors to applicable rules and regulations (Federal, State, local, owner, Tremco and their own). Motivating, organizing, and encouraging teamwork within the workforce to ensure safety practices and policies are being adhered to effectively. As a direct report to, regularly communicate safety audit results and/or field safety concerns (e.g., Stop Work Authority) with Assistant Safety Director and prepare observation reports as needed. Regularly audit the Site-Specific Safety and Health Plans for compliance and update to ensure the alignment with project scope and conditions. Ensure that all incidents are reported immediately per the Tremco Incident Notification Policy. Participate and assist all field leadership in the investigation of incidents to determine root cause, and corrective actions where necessary. Ensure incident corrective actions are followed up on and completed. Monitor and follow up on modified workers in the field. Must adhere to all company policies and procedures. Perform other duties as necessary.
Qualifications:
Bachelor's Degree (Occupational Health & Safety preferred) or 5+ Years of Construction experience with high school diploma. Minimum of two years of construction safety field experience required. OSHA 10- and 30-hour certification required. Knowledge of the 1926 OSHA Regulations. Working Knowledge on how to develop, implement, and audit a Daily Task Analysis for Employees and Subcontractors. Proficient written and oral communication skills. Proficient Computer Skills- Microsoft Word, Excel, and PowerPoint. Willingness to travel/work remotely 80% or greater.
You will be home every weekend.
