Residential Operations Manager

Dubai / Abu Dhabi | UAE

AED 17,000-20,000 per month + performance bonus | OTE AED 25,000

We are partnering with a fast-growing premium maintenance business transforming the way residential service is delivered across some of the UAE’s finest villa communities.

We are looking for a  hands-on Residential Operations Manager or Community Manager to take ownership of one community.

The Role:

You’ll run the community day to day, taking responsibility for service delivery, technical operations, the on-site team, resident relationships and the community P&L.

• Lead the day-to-day maintenance operation and field team
• Ensure planned and reactive maintenance is delivered quickly, correctly and to a high standard
• Understand technical maintenance requirements and confidently oversee engineers, technicians and contractors
• Monitor jobs from initial request through to completion and close-out
• Ensure SLAs, response times and quality standards are consistently achieved
• Manage materials, purchase orders and job completion/invoicing
• Build strong relationships with residents and estate management
• Own client retention, renewals and service standards
• Identify opportunities to grow existing client relationships
• Manage onboarding of new clients and ensure a seamless first experience
• Lead and develop the on-site coordinator and engineering team
• Take ownership of the community's operating performance and P&L

About You:

We’re looking for a strong service and operations professional with genuine technical understanding.

You may come from:

• Facilities management

• Property or residential operations
• Luxury hospitality with a strong engineering/maintenance interface
• Branded residences
• Premium residential communities
• Technical services / maintenance operations

You'll have 5+ years' experience and be comfortable managing both people and technical operations.

You don't necessarily need to be an engineer — but you do need to understand maintenance, be able to assess what good looks like, challenge technical teams when required and make sound decisions when issues arise.

You'll also bring:

• Strong operational and team leadership skills
• Experience working to SLAs and service standards
• Excellent client and resident relationship skills
• A hands-on, solutions-focused approach
• Commercial awareness and confidence with operational numbers
• The ability to stay calm and decisive when things get busy
• UAE villa-community, residential or FM experience is a strong advantage
• CAFM experience is a plus
• UAE driving licence essential
